Updated · GetHirePlus team

See how much of your House Rent Allowance is tax-free. From tax year 2026-27 the exemption sits in Section 11 read with Schedule II of the Income-tax Act, 2025 (earlier Section 10(13A) of the 1961 Act). Enter your salary, HRA, rent and city for an instant figure. No sign-up needed.

This calculator gives the tax-free part of your HRA under the old regime. Formula: the exemption is the lowest of (1) HRA actually received, (2) rent paid minus 10% of basic + DA, and (3) 50% of basic + DA in the eight metro cities or 40% elsewhere. Whatever HRA is left over is taxable salary.

How HRA exemption is calculated

The least-of-three rule

Your tax-free HRA is the lowest of these three figures:

1. Actual HRA received
2. Rent paid minus 10% of salary
3. 50% of salary (metro) or 40% (non-metro)

Salary here means Basic + DA (the DA that counts for retirement benefits), plus any commission fixed as a percentage of turnover. The law forces the lowest of the three, you do not get to choose.

Rules and limits

  • Old regime only: HRA exemption is not available under the new tax regime.
  • Metro cities (50%): for FY 2025-26 only Delhi, Mumbai, Kolkata and Chennai. From tax year 2026-27, the Income-tax Rules, 2026 add Bengaluru, Hyderabad, Pune and Ahmedabad to the 50% list (eight cities in all).
  • Everywhere else: 40% of salary.
  • Landlord PAN: needed if your annual rent is above ₹1,00,000 (about ₹8,333 a month).
  • No HRA component or self-employed: you cannot use the HRA exemption. Look at the rent deduction (Section 80GG in the 1961 Act numbering) instead, capped at ₹60,000 a year.
  • You can claim HRA and a home loan deduction together in valid cases, for example renting in one city while owning in another.

Worked example

Basic + DA of ₹40,000 a month (₹4,80,000 a year), HRA of ₹18,000 a month (₹2,16,000 a year), rent of ₹20,000 a month (₹2,40,000 a year), living in Mumbai (metro, 50%).

1. Actual HRA received₹2,16,000
2. Rent ₹2,40,000 minus 10% of ₹4,80,000 (₹48,000)₹1,92,000
3. 50% of ₹4,80,000₹2,40,000
Exempt HRA (lowest of the three)₹1,92,000
Taxable HRA (₹2,16,000 minus ₹1,92,000)₹24,000
How is HRA exemption calculated in India?

It is the least of three amounts: the actual HRA received, the rent you paid minus 10% of salary, and 50% of salary for a metro city or 40% for any other city. Salary means Basic plus DA (the part counting for retirement benefits) plus commission fixed as a percentage of turnover. The law mandates the lowest of the three.

Which cities count as metro for the 50% rate?

For FY 2025-26 (the year whose return was due in July 2026), only Delhi, Mumbai, Kolkata and Chennai qualify for 50%, and all other cities get 40%. From tax year 2026-27, the Income-tax Rules, 2026 widen the 50% list to eight cities by adding Bengaluru, Hyderabad, Pune and Ahmedabad. This calculator uses tax year 2026-27 by default and switches the rate if you pick FY 2025-26.

Can I claim HRA exemption under the new tax regime?

No. The HRA exemption (Section 10(13A) of the 1961 Act, now Section 11 with Schedule II of the 2025 Act) is available only under the old tax regime. If you have opted for the new regime, you cannot claim it whatever your rent or city.

Do I need my landlord's PAN?

Yes, if your annual rent is more than ₹1,00,000 (about ₹8,333 a month), you must report the landlord's PAN to your employer in your declaration (Form 124 from tax year 2026-27, earlier Form 12BB). If the landlord has no PAN, a signed declaration from the landlord is accepted instead.

What if my rent is low or I get no HRA?

If your rent is 10% of salary or less, the second figure becomes zero or negative, so your exemption is nil. If your salary has no HRA component, or you are self-employed, the HRA exemption does not apply and you may instead claim up to ₹60,000 a year under Section 80GG (1961 Act numbering), under the old regime and subject to conditions.
